Scheduled building walkthroughs
A recurring visit rhythm agreed in writing, producing a dated, photo-supported record of visible conditions each time.
Commercial Offer · Maintain & Manage
A Building Care Plan is recurring, documented oversight — someone walking the building on a schedule, keeping an honest open-item list, building the building's own record, and reporting on what changed. It is not a labor subscription and it does not promise an emergency response; it is the ongoing attention that keeps small issues from becoming large decisions.
What this is not
A Building Care Plan is not an unlimited-labor maintenance contract and it does not come with a guaranteed response time, on-call coverage or emergency service. Repair labor, materials and projects that come out of a walkthrough or an open item are always scoped and priced separately before work begins.
What's included
A recurring visit rhythm agreed in writing, producing a dated, photo-supported record of visible conditions each time.
Findings are carried forward on a running list rather than getting lost between visits, so nothing quietly disappears.
Areas, systems and equipment documented over time as the building's record develops — a foundation, not a finished database on day one.
Preventive-maintenance tasks and intervals get added to the record as the building's history and equipment list fill in.
Arranging access, confirming scope and following up with the qualified vendors and licensed trade contractors handling regulated or specialty portions.
A written yearly plan pulling the open-item list and building record into a document you can bring to a budget conversation.
Periodic summaries an owner, board or asset manager can read without touring the building — condition, open items and what changed since the last one.
You deal with Ryan Benson directly — the same person who walks the building and writes the scope.
Before work begins, the agreed scope is documented so both sides are working from the same list.
If conditions turn out differently, the change is written up and waits on your approval.
Where it is useful, completed work is documented with photos you can keep with the property file.
Electrical, plumbing and HVAC portions are coordinated through appropriately licensed and insured trade contractors.
