Most buildings do not need another opinion — they need someone to walk the property, write down what is actually there, photograph it, and put it in priority order. This is that service: a documented look at visible conditions, turned into an action plan you can budget and schedule against.

A Facility Walkthrough & Action Plan is a practical documentation service. It is not an engineering report, a code inspection or certification, or a licensed home inspection, and it does not certify that any building, system or component is compliant, sound or safe. Observations are limited to conditions that are visible and accessible on the day of the walkthrough. Nothing is opened, dismantled, tested or evaluated behind finishes or inside building systems. Where a condition needs a licensed professional, that is noted so you can bring in the right one.

What do I actually receive?
An organized written record of the visible conditions observed during the walkthrough: photos, grouped observations by area or system, a priority order, noted deferred repairs and preventive-maintenance gaps, and practical next steps you can act on.
Is this an inspection or an engineering report?
No. It is a practical facility documentation service based on visible, accessible conditions. It is not an engineering report, a code inspection or certification, or a licensed home inspection, and it does not certify any system as compliant or safe.
Do I have to hire Benson for the work that comes out of it?
No. The action plan is yours to use. If you want Benson to carry items forward, the next step can be a repair scope, maintenance planning, quoting and vendor coordination, or ongoing facility support.
Does the walkthrough cover electrical, plumbing or HVAC?
Visible conditions in those areas can be noted as observations, but Benson does not self-perform or evaluate regulated trade work. Anything requiring a licensed trade is flagged so it can be coordinated through an appropriately licensed and insured contractor.
Can this be done in an occupied building?
Yes. Occupied offices, retail spaces and multifamily common areas are normal for this work. Access and scheduling are agreed in advance based on the building's needs and current availability.

    Before work begins, the agreed scope is documented so both sides are working from the same list.

  • Scope changes documented for approval

    If conditions turn out differently, the change is written up and waits on your approval.

    Where it is useful, completed work is documented with photos you can keep with the property file.

  • Regulated work coordinated

    Electrical, plumbing and HVAC portions are coordinated through appropriately licensed and insured trade contractors.
